CONSIDERED / FROM START TO FINISH

Inspection and testing.
A record you can use.

The agreed scope can cover the switchboard and circuit protection, accessible wiring, earthing, outlets and lighting. We explain access requirements and record items that could not be inspected or tested.

The report sets out findings and recommended actions. It describes the assessment at the time; it is not a promise that every concealed defect can be found or that future faults cannot occur.

Arrange an inspection

BUYING A HOME?

Pre-purchase inspection.
Know what you are buying.

A pre-purchase electrical inspection shows the condition of the installation before you commit. We agree the scope with you and arrange access through the selling agent.

Switchboard & safety switches
The board's condition and circuit protection, and whether safety switches cover the power and lighting circuits. Safety switches are tested where access allows.
Power circuits
Power points are checked for damage, loose fittings, signs of overheating and correct operation.
Lighting circuits
Light fittings and switches are checked, including older fittings and any running hot.
Air conditioning & fixed appliances
Circuits for split systems, ducted heating and cooling, ovens, cooktops and electric hot water, where they can be accessed.
Smoke alarms
Whether alarms are present, where they are and whether they are within their service life.
Wiring, earthing & past work
Accessible wiring, the earthing system and signs of unfinished or non-compliant alterations.
Room for your plans
If you are planning an EV charger, induction cooking or more air conditioning, we note whether the switchboard and supply are likely to need changes.
Written report
A clear written report of what was inspected and tested, what we found and what needs attention, with any access limits recorded.

CERTIFICATES EXPLAINED

Certificate of Electrical Safety.
What it is. When you get one.

In Victoria, a Certificate of Electrical Safety is the legal record of electrical installation work. It is issued by a registered electrical contractor or licensed electrician and records the work done and the tests carried out.

When you get one
For electrical installation work such as new circuits, power points, lighting, air conditioning circuits and switchboard work. An inspection report is a different document.
Prescribed work
Higher-risk work, such as main switchboards, meter panels, main earthing, consumer mains and solar or battery systems, must be inspected by an independent licensed electrical inspector before it is turned on.
Everyday work
Lights, power points, air conditioning and hot water connections are non-prescribed work. They do not need an independent inspection, but still get a certificate.
When it arrives
For everyday work you should receive your copy within 30 days. For prescribed work, your copy follows once the inspection is done.
Lost your certificate?
Energy Safe Victoria can search for certificates lodged electronically for your property from July 2019 onwards.
Rental safety checks
A rental electrical safety check produces its own report. It is not the same document as a certificate.

03 / KNOW YOUR SETUP

Know what is covered.
Know what comes next.

A home assessment, a rental safety check and an independent inspection of prescribed electrical work serve different purposes. Tell us why you need the inspection.

The agreed scope
We establish which parts of the installation are included and any access restrictions. Confirm separate items, such as smoke alarm checks, when arranging the visit.
A written report
You receive the findings, recorded limitations and recommended actions. Any immediate concerns are explained, with proposed repairs treated as a separate scope.
Rental requirements
If the purpose is a scheduled rental electrical safety check, use our dedicated rental service so the appropriate scope and records can be confirmed.
Certificates & independent inspections
An assessment report is different from a Certificate of Electrical Safety for installation work. This home assessment is not the statutory independent inspection of prescribed work; tell us if that is the service you need.

05 / BEFORE WE GET STARTED

Good questions.
Clear answers.

Do you provide electrical safety inspections in East Melbourne?

Yes. We cover every part of East Melbourne (VIC 3002). Send your street, the work you need and any access notes, and we will confirm availability and the next step. We also cover Abbotsford and Carlton.

When should I book a safety inspection in East Melbourne?

Common times are before buying, after moving in, before a renovation, or when something seems wrong (tripping, heat, buzzing). For rental homes, a check is required at least every two years. The report records what we tested and what we recommend.

Does electrical safety inspections in a East Melbourne apartment need owners corporation approval?

It depends on the building's rules. Work that touches common property, the building's structure or shared services usually needs approval, while work inside your own apartment may not. 74% of homes in East Melbourne are flats or apartments, so we check the building's requirements with you before booking.

Is this the same as a rental electrical safety check?

A rental check has its own required scope and record. We offer that as a dedicated service. Tell us if the property is rented so the correct assessment can be arranged.

Is a Certificate of Electrical Safety the inspection report?

No. The report records the assessment. A Certificate of Electrical Safety is issued for electrical installation work; any repairs or alterations are handled and documented separately.

Are repairs included in the inspection price?

Repairs are separate unless expressly included in the agreed scope. We explain findings and any immediate safety concerns, then discuss the proposed follow-up work. You do not have to book that work with us.

Do you need access to every room?

Access requirements depend on the agreed scope. Tell us about locked areas, occupants and essential equipment beforehand. Any areas or items that cannot be assessed are recorded as limitations.

YOUR HOME / YOUR AREA

East Melbourne.
A clearer next step.

About 4,900 people live in East Melbourne, in about 2,400 occupied homes (2021 Census). 18% of East Melbourne homes are mortgaged and 27% are owned outright, and an inspection is often booked before buying, after moving in, or before a renovation. 53% of households rent, so rental providers here also need safety checks at least every two years. In East Melbourne's older housing the inspection pays particular attention to the switchboard, earthing and the condition of older wiring. Neighbouring Abbotsford (27%) and Carlton (10%) sit either side of East Melbourne on this measure.

In postcode 3002, 111 rooftop solar systems have been installed since 2001 and 9 home batteries since July 2025 (Clean Energy Regulator). Solar and battery systems add to what the switchboard has to manage, which we take into account.

From Lalor, East Melbourne is roughly 17 km to the south, in Melbourne's inner city, around the Fitzroy Gardens and Yarra Park. East Melbourne sits within the Melbourne council area. We also work in neighbouring Abbotsford, Carlton, Collingwood and Fitzroy.
